Renovations & remodeling

Updates that fix what’s behind the walls, too

From a single room to a whole floor, we handle interior updates and the repairs a renovation tends to uncover — with one point of contact keeping the project organized from start to finish.

Finished interior renovation: open living area with new flooring, trim, and a kitchen island

Interior updates

Flooring, trim, doors, drywall, paint, and kitchen and bath refreshes.

The repairs a renovation uncovers

Rot, damaged framing, or old problems hidden behind finishes. We show you what we find and put any change in writing before we do it.

Lead-safe work in older homes

Pre-1978 home? Renovation and repair work that disturbs painted surfaces is done under an EPA-certified lead-safe renovator, using lead-safe work practices and cleanup.

Plumbing and electrical, coordinated

If the project needs a licensed plumber or electrician, we line them up and schedule around them.

One point of contact

You always know who to call and what’s happening next.

Permits and inspections

We pull the permits the job requires and work with your town’s code enforcement officer through every inspection.

Decks & outdoor structures

Decks and stairs built to last through Maine winters

New decks, repairs, and replacements — plus stairs, railings, and landings — built with the details that hold up to freeze and thaw, not just look good on day one.

New deck with white railings, lattice skirting, and stairs on a tan-shingled home

New decks and replacements

Laid out for how you’ll actually use the space.

Repairs and rebuilds

Rotted boards, failing stairs, loose or unsafe railings, and tired framing.

Details that add years

Cut ends treated with copper naphthenate, joist tape on framing, and no wood left sitting on concrete.

Safe stairs and railings

Solidly anchored stairs and railings built to code — far safer for kids than many older setups.

Permits and inspections

We pull the permits your deck or stairs require and work with your town’s code enforcement officer through every inspection.

Specialty service

State-licensed lead abatement

Granite Coast is licensed for lead abatement by the Maine Department of Environmental Protection (License LC-0279). Lead work has its own rules, so it has its own page — including how a project works, step by step.

Licensed and insured

Maine DEP License LC-0279, and fully insured.

A plain-English walk-through

We explain the scope, notifications, containment, and clearance before any work begins.

Please don’t disturb suspect paint

No scraping, sanding, or chipping to “check.” Photos of the area as it is now are plenty.

Repairs & handyman work

The repair list that keeps growing

Small-to-medium repairs, maintenance, and punch lists.

Doors, trim, and drywall

Sticking doors, damaged trim, holes, and cracks.

Exterior fixes

Steps, railings, siding patches, bulkhead doors, and weather damage.

Punch lists, handled

Send us the list and we’ll knock out as much as we can in one visit.

Honest calls

If a “quick fix” is covering up a bigger problem, we’ll tell you.

Drain cleaning

Slow or backed-up drains, cleared

Kitchens, baths, and laundry. Tell us the symptoms — what’s slow, when it started, and whether more than one fixture is affected — and we’ll talk it through before we come out.

Kitchen sinks

Grease and food buildup.

Bathroom sinks, tubs, and showers

Hair and soap buildup.

Laundry drains

Slow standpipes and utility sinks.

When it’s more than a clog

If the problem points to a damaged or failing drain line, we’ll say so and help you bring in a licensed plumber.

Appliance repair

Appliances working again

Washers, dryers, dishwashers, refrigerators, and more. Tell us the make, model, and what it’s doing — or not doing — and we’ll tell you honestly whether a repair makes sense before we come out.

Laundry

Washers that won’t drain or spin, and dryers that won’t heat or tumble.

Kitchen

Dishwashers, refrigerators, electric ranges, disposals, and range hoods.

Repair or replace?

If a repair would cost more than the appliance is worth, we’ll tell you.

Gas appliances

We repair gas appliances, but we don’t touch the gas or propane line. Line and connection work goes to a licensed gas technician, and we’ll coordinate it.

Crawl space encapsulation & insulation

A drier crawl space and warmer floors

A damp, open crawl space can mean cold floors, musty smells, and moisture problems in the rest of the house. We seal it up so it stays drier and holds heat better through a Maine winter.

Vapor barriers

A heavy-duty barrier over the ground to keep soil moisture out.

Air sealing

Closing the gaps and openings where cold air and moisture get in.

Insulation

Insulating the walls or the floor above so the rooms stay warmer.

An honest look first

If there’s standing water or a drainage problem, it needs to be fixed first — and we’ll tell you.

Air sealing, insulation & thermal scans

Find out why that room is always cold — then fix it

We start with a thermal camera scan that shows where heat is escaping, where insulation is missing, and where drafts get in. You get the images and a plain-English summary — and then we can seal and insulate the problem spots.

Thermal camera scan

Find the cold and hot spots in rooms that never feel comfortable.

Air sealing

Sealing drafts around windows, doors, outlets, attic hatches, and where the house meets the foundation.

Insulation

Adding or topping up insulation where the scan shows gaps or settling.

Best done in cold weather

Scans work best when it’s much colder outside than in. The images point to likely problems; we confirm before recommending any work.

Plumbing & electrical coordination

Licensed trades, coordinated for you

Granite Coast doesn’t do plumbing or electrical work in-house. When your project needs it, we bring in a licensed plumber or electrician and coordinate them as part of the job, so you’re not juggling trades or schedules.

Licensed professionals only

Plumbing and electrical work is done by licensed plumbers and electricians, as Maine requires.

One point of contact

We handle the scheduling and keep the work happening in the right order.

Clear in writing

Your estimate shows which parts of the job a licensed trade will handle.
